Our home area is Neptune Township, which includes Ocean Grove, Shark River Hills, West Neptune, Whitesville, North Island and the Route 66 corridor. From there we cover five neighboring towns, each with its own page of local notes.

Every town page explains the housing, water and sewer details that affect plumbing work there, lists the ZIP codes we cover and shows what to do before we arrive.

Towns we cover

Neptune Township neighborhoods

Neptune Township includes Ocean Grove, Shark River Hills, West Neptune, Whitesville, West Grove, Hamilton, Bradley Park, Mid-Town, Summerfield, Green Grove, North Island and South Island. Each has its own mix of housing age and flood exposure. After Superstorm Sandy, the state's recovery report named Shark River Hills, Ocean Grove and North Island as the most flood-susceptible, so basement drains, sump pumps and sewer backflow come up often there.

Ocean Grove's historic district is a National Register district with Victorian wood-frame buildings from about 1850 to 1924. Older houses can hide original piping, which is why we diagnose first and open walls last.

Water also shapes the lakes. Wesley Lake and Fletcher Lake silted in during Sandy and needed de-silting and storm drain cleaning, and Deal Lake is shared by seven municipalities. After heavy rain, floor drains and low fixtures are where trouble shows first, so know where your cleanout and sump discharge are before the storm arrives.

ZIP codes we cover

Neptune and Neptune City use 07753, and Ocean Grove uses 07756. Asbury Park uses 07712, which Ocean Township shares for Wanamassa and Wayside, while Oakhurst in Ocean Township uses 07755. Bradley Beach uses 07720 and Belmar uses 07719 and 07715.

Postal boundaries do not always match town lines, so if your address is near a border, call and we will confirm coverage.

Water and sewer differ by town

New Jersey American Water's Coastal North report lists Neptune Township, Neptune City, Ocean Township, Asbury Park, Bradley Beach and Belmar among the communities it serves, though Belmar bills through the borough's Water/Sewer Department. Sewer service is split more. Neptune Township has a Sewer Maintenance Department and a separate Ocean Grove Sewerage Authority, and Ocean Township is served by the Township of Ocean Sewerage Authority.

For Neptune City, Asbury Park and Bradley Beach, ask the borough or city who owns the sewer main. That answer tells you whether a backup is your pipe or the public one, and it decides who pays for the fix.

Seasonal homes along the shore

Housing counts from the 2020 Census show how different the towns are. About 33 percent of units in Bradley Beach and 29.5 percent in Belmar are vacant, which usually means seasonal or second homes. Asbury Park is at 14.3 percent and Neptune City at 6.3 percent.

For a home that sits empty for months, the practical steps are the same everywhere. Shut off the main when you leave, drain or protect exposed lines before freezing weather, and check under sinks and around the water heater when you return. A small leak that runs unseen for weeks causes the damage people call us about.

How to pick your town page

Each town page opens with the plumbing problems that matter most there and then covers housing, water and sewer, ZIP codes and what to do before we arrive. Start with the town where the property sits, not where you live, since landlords and second-home owners often call from elsewhere.

Permits and inspections

Permit rules vary by town and by job. In Neptune Township, ask the construction office, which has a plumbing subcode official. Belmar has its own Construction Department and holds plumbing inspections on set mornings, so timing a water heater swap around that schedule can save a second visit.

Just outside these towns?

If you are in a town beyond these, such as Tinton Falls or Wall Township, call and ask. We do not list them as service areas because we want to confirm coverage before promising anything. Call (732) 466-1098 and we will tell you honestly.
